In my career in real estate, I’ve been involved with a number of property renovations. A true structural remodel isn’t just about applying a fresh coat of paint or updating the surface aesthetics. The real value is created when you go behind the drywall: upgrading the underlying plumbing, reinforcing the frame, optimizing energy efficiency, and expanding the building’s functional lifespan.
Recently, I completed what I consider to be the most consequential renovation project of my life. But this one didn’t involve blueprints, permits, or square footage—it took place inside my own biological architecture.
Over the past several months, through a disciplined combination of high-intensity athletic volume (tennis and functional fitness training sessions) and a refined, targeted nutritional protocol, I undertook a complete metabolic overhaul. When my latest advanced blood work and body composition metrics came back, the data confirmed a profound physiological shift.
Here is what going “behind the drywall” of my own metabolism revealed.
The Structural Metrics: Body Composition & Cellular Efficiency
A property’s structural frame determines how well it withstands external stress. In human physiology, body composition and cellular sensitivity dictate how efficiently the frame handles daily energy demands:
- Weight & Body Fat: I’ve lost approximately 24 pounds, bringing my body fat down to less than 6.0%.
- Visceral Fat Rating: My visceral fat—the hidden, metabolic fat surrounding internal organs that drives systemic disease—dropped to an exceptional 2.7.
- Fasting Insulin & HOMA-IR: My fasting insulin sits at 4.5 µIU/mL, and my HOMA-IR (Homeostatic Model Assessment of Insulin Resistance) dropped from 1.5 down to 1.1.
In practical terms, a HOMA-IR of 1.1 means my body requires minimal insulin to manage blood sugar effortlessly. My cells act like an open sponge, immediately pulling fuel into muscle tissue for repair and performance rather than storing it as metabolic baggage.
Inflammation is increasingly recognized as a major contributor to cardiovascular disease. Cholesterol matters, but cholesterol deposited into an inflamed environment behaves differently than cholesterol circulating in a healthy one.
If cholesterol is the ammunition, inflammation is often the spark.Click To TweetWhat surprised me most wasn’t merely the improvement. It was how dramatic it was.
My body appears to be operating in a far less inflammatory state than it was just a few months ago.
| Metric | Previous Baseline | Current Status | Primary Health Impact |
|---|---|---|---|
| Body Fat % | 10.6% | 5.9% | Athletic baseline, optimized energy output |
| Visceral Fat Rating | 3.0 | 2.7 | Minimal hidden metabolic fat around organs |
| HOMA-IR | 1.5 | 1.1 | Elite cellular insulin sensitivity |
| Triglycerides | 123 mg/dL | 56 mg/dL | 54% reduction; efficient lipid oxidation |
| Triglyceride / HDL Ratio | 3.2 | 1.3 | Gold standard clinical metabolic marker |
| Remnant Cholesterol | 22 mg/dL | 14 mg/dL | 36% drop in highly inflammatory residue |
| Systemic Inflammation (hs-CRP) | 1.1 mg/L | 0.4 mg/L | Minimal vascular inflammatory stress |
| ApoB | 93 | 87 | Movement in the right direction |
| LDL Particle Number | 1839 | 1087 | A 41% drop into the optimal zone |
| LDL Particle Profile | Pattern B (Dense) | Pattern A (Buoyant) | Lower particle count, larger peak size |
Clearing the Plumbing: The Biomarker Transformation
The most striking part of this remodel is the dramatic shift in my lipid architecture and inflammatory baseline between my June and October lab panels:
- Triglycerides Plummeted 54% (123 -> 56 mg/dL): Triglycerides reflect fuel in transit. Cutting them by more than half confirms that my liver is no longer overproducing fat and my muscle tissue is oxidizing circulating fatty acids at an elite rate.
- Triglyceride-to-HDL Ratio (3.2 -> 1.3): A ratio under 2.0 is considered the gold standard clinical marker for metabolic health and particle quality.
- Remnant Cholesterol (-36% Drop, 22 -> 14 mg/dL): Remnant cholesterol is the highly inflammatory residue carried in triglyceride-rich particles. Dropping into the mid-teens significantly lowers vascular friction.
- Systemic Inflammation (hs-CRP at 0.4 mg/L): High-sensitivity C-reactive protein measures systemic vascular inflammation. At 0.4 mg/L, my vascular walls are effectively free from chronic inflammatory stress.
- The Shift to Pattern A (LDL Particle Remodeling): In June, my lipid panel displayed Pattern B—a profile dominated by small, dense, easily oxidized LDL particles. By October, my profile shifted entirely to Pattern A, accompanied by a drop in total LDL particle count (1,839 -> 1,087) and an increase in peak particle size (210.3 -> 218.0). My LDL particles are now large, buoyant, and far less atherogenic.
Redefining the Horizon: Longevity & Actuarial Life Expectancy
When you remove major structural risks from a building, its useful life is dramatically extended. The human body operates on similar actuarial principles.
Cardiovascular disease remains the leading cause of mortality worldwide. Epidemiological and actuarial research demonstrates that when an individual effectively removes premature cardiovascular events from their risk table—by eliminating chronic systemic inflammation, achieving elite insulin sensitivity, and maintaining pristine lipid kinetics—statistically expected remaining lifespan increases significantly.
According to standard mortality tables, removing primary cardiovascular mortality risk can extend remaining life expectancy by approximately 25%.
For me, this biological remodel isn’t about chasing a specific number on a lab sheet or a scale. It’s about securing maximum energy, vitality, and high-level physical capability for decades to come—ensuring I can play multi-set tennis, pursue creative passions, and remain active alongside family and friends without physical limitations.
The Takeaway
Every major structural change starts with a commitment to the process. By combining consistent physical output with clear, targeted nutrition, it is entirely possible to rewrite your metabolic trajectory, clear out vascular friction, and build a physiological foundation designed to last.
The blueprint works—and the results speak for themselves…as of now.
Time Will Decide
Our 2026 Annual Investor Report carried the theme Tempus Probat Omnia.: Time Proves All.
I very much appreciate that phrase because it applies equally to investing and to life.
- Time eventually reveals whether an investment thesis is correct.
- Time reveals whether habits compound.
- Time reveals whether small daily decisions matter.
- The true test of this remodel won’t be this year’s blood work, but whether these changes persist for years.
- Whether I continue exercising.
- Whether I continue making sound nutritional choices.
- Whether these improvements compound the way good investments compound.
For now, however, I am encouraged.
Not just because I lost 24 pounds.
Not just because a few laboratory values improved.
But because, for the first time, I feel as though the data, the physiology, and the daily habits are all pointing in the same direction.
After years of remodeling apartments and homes, I may have discovered my most successful remodel yet. The remarkable thing is that this one wasn’t made of wood, steel, or concrete.
It was made of choices.
