The company is vertically integrated and is able to source acquisitions, carry out the due diligence, finance the property purchases through its debt and equity relationships, integrate them into its property management system, report to its investors, and handle all accounting functions.
CWS uses its strong market knowledge to recommend when to exit an investment and to negotiate the dispositions. Given its long history of working with tax-sensitive investors, CWS can also carry out 1031 tax-deferred exchanges.

After fees, CWS has generated an average of over 13%* Internal Rate of Return (IRR) for its realized investments and a 2.1 multiple on invested capital from cash flow and appreciation.

Prior to entering the apartment business in 1988, CWS was one of the largest owner/operators of manufactured housing communities in the United States. It exited the business between 1998 and 2000 in a strategic transaction (approximately $225 million) that resulted in a large percentage of the proceeds being redeployed in apartment investments. This turned out to be a fortuitous decision as the manufactured housing industry has subsequently experienced very challenging conditions while apartments have experienced an extraordinarily favorable supply/demand relationship.
